Documented in 127 Hours, Ralston reveals how to tap into the fundamental human experience of facing and conquering immense challenges.

EUGENE, ORE. – RE/MAX of New England has invited RealLead to present their one stop shop mobile marketing lead capture and analytics tools to their base of 2700 real estate agents and brokers at their Spring Conference. The conference will be held on March 21, 2012 at the Boston Convention and Exhibition Center in Boston, Massachusetts.

 

RealLead, a mobile marketing and real-time lead generation company based in Eugene, Oregon, has developed tools that allow agents to connect interested buyers and renters with property owners in real-time by combining the latest mobile marketing technologies with an online lead marketplace that is MLS-specific. This powerful union allows on-the-go connections to happen through any mobile device.

 

RealLead sends text and e-mail alerts to the listing agent as soon as a consumer requests property information from their mobile phone – including the consumer’s real mobile phone number, the property they are interested in, their city and state, and the marketing material that generated the lead (i.e. lawn sign, newspaper ad, magazine ad, postcard, CraigsList ad, flyer, Facebook, Twitter, etc.). Agents are given up to ten mobile marketing campaigns per listing. The agent can follow-up immediately at the consumer’s point of interest in the property.

 

A consumer can text, scan a quick response (QR) code, or call a local number to hear an audio recording of a listing. If they text or scan the QR code, they are immediately sent to a mobile optimized property website with all of that property’s photos and details. If the consumer calls the number provided they will hear an audio recording of the listing, and also be given the option to send the property photos and details to their mobile phone.

A 2007 study conducted by the Kellogg School of Management at Northwestern University findings indicated that the odds of connecting with a lead increases by 100 times if called within 5 minutes versus 30 minutes. Additionally, a study conducted by the Massachusetts Institute of Technology (MIT) in 2007 reported that a lead coverts 22 times more often when contact is made within 5 minutes as opposed to 30 minutes.

Generate Real Leads via CraigsList

If you advertise your listings in CraigsList it’s very easy (and FREE) to add RealLead’s mobile marketing codes and increase your chances of generating real leads:

How to add free mobile marketing to your CraigsList ads:

Sign up for RealLead at: www.reallead.com – it’s free to add mobile marketing to all of your listings!

After signing up, you’ll want to make sure you’ve created a CraigsList campaign on your ‘Campaign Set-up’ page (found from your Account page – top right). While on the Campaign Set-up page, enable one of the available campaign spots and name it CraigsList. Save the campaign, and go back to your Properties page. Click the ‘Marketingbutton for each property that you are advertising in CraigsList. Scroll down to find the codes for the CraigsList campaign, “copy” [highlight and CTRL C (PC) or CMD C (Mac)] the mobile content (like seen below):

When a consumer utilizes these mobile codes, you will immediately receive a text alert informing you that “New Real Lead: 123 Mian Street from your CraigsList campaign.” The alert will also include a link to CLAIM, FORWARD or DECLINE the lead (sell it in our Lead Marketplace – we share 10% revenue credits back with you).

We recommend only including one or two property photos in the CraigsList ad to entice consumers to want to see more.

You can also add your unique QR code (found on the same Property Marketing page as mentioned above) to your ad if you’d like. It’s important to know that the consumer will receive all of the property’s photos and information, and may not select the “Contact me about this property” button on their mobile phone, so this reduces your chances of securing them as a lead. You will, however, receive a text alert informing you that “A potential lead used a QR code from your CraigsList campaign,” so you’ll at least know if consumers are using the QR codes.

Two Real Estate Industry Predictions for 2012

It’s that time of year when people start making predictions about what’s to come in the year ahead. The real estate market is no different – we all want to know what lies ahead for home owners, buyers, sellers, realtors, banks, investors, mortgage companies, and real estate technology…

We’ve scoured the Web and below are the two themes based on overall market behavior and trends. One is about properties, and the other is about technology

#1Ubiquity of Real Estate Owned (REO) Properties: Several people are predicting that the large inventory of distressed properties will continue to plague the real estate market longer than anticipated. According to the RealEstateInsiderNews.com site – “The number of homes repossessed by lenders in the first half of this year dropped 30 percent compared to the same period in 2010. But foreclosure processing delays — with lenders taking longer to take action against delinquent borrowers — is stalling the housing recovery.” Therefore, an estimated 1 million foreclosure-related notices for defaults, auctions, and home repossessions that should be filed by lenders this year will be pushed back until next year, according to the latest report by RealtyTrac.

There are several benefits to buying REO properties. Examples include:

  1. All liens against the property are removed once it becomes an REO, and taxes are paid.
  2. The bank or lending institution that owns the property will often offer financing with better deals than they would offer on traditional properties.
  3. Lenders and banks do not like holding REOs on the books, and try to get rid of these as quickly as possible.
